CM2 was
established in July 1992 in response to the market
need for professional project and construction
management services. We introduced the application
of professional construction management system to
the Jordanian market for the first time on the
Jordan Hospital Project. CM2 offers services to
owners, developers, and consultants. CM2 provided
PM/CM services for several major projects in Jordan,
The Republic of Yemen, The Kingdom of Morocco and
The Kingdom of Saudi Arabia. We provide professional
PM/CM services on different types of large and
medium size Residential, Commercial, Hospitality,
Health care, and industrial projects. CM2 is known
for multi-faceted experience in the PM/CM field
gained over almost two decades of working in several
Arab countries. We offer comprehensive Construction
Management Services to project Owners from inception
to occupation. Our tasks are typically performed
during different project development phases: Design,
Design/Bid-Award, Construction and Post Construction
Phases. Our professionals use their project
management knowledge, skills, tools, and techniques
to get projects completed within:

Traditional Versus CM Approach:
Traditionally, projects are awarded to main
contractors who execute the projects with the help
of specialized subcontractors. Project owners and
consultants have little or no influence on those
specialized subcontractors. The design, tendering,
and construction process of projects remain
sequential. A long period of time elapses before a
project is awarded to a main contractor for
execution. The following figure illustrates the
difference between the traditional and the
construction management approach towards project
realization.
Management Approach Design Phase:
Construction Management (CM) is a construction
procurement arrangement under which the Client
enters into contracts with: the design consultant,
the construction manager, prime contractors, and
suppliers. The construction manager controls and
administers activities of all the participants and
generally provides the main communication and
reporting link with the Client.
Each participant has a contractual obligation
administered and managed by the construction
manager. Since the Client is directly employing all
the major project participants, he has the
opportunity to have far greater direct involvement
and control of the project than under conventional
contract arrangements. This is achieved through the
Construction Manager’s proactive activities in
managing and reporting on all significant project
operations. This allows the Client and Construction
Manager to identify and manage risk effectively. It
also helps recognize and control cost within the
target.
The
Construction Manager acts as an impartial
professional management consultant, focused on the
Client’s best interests. The construction manager is
not a contractor seeking to maximize profit by
manipulating time, cost, and quality to his own
interest. Professional Construction Management
recognizes that management of design, procurement,
and construction is a specific and distinct
professional discipline quite separate from the
actual performance of design, procurement, and
construction. Through the appointment of a
Construction Manager, these activities can be
planned, monitored, and controlled to the Client’s
benefit by an expert professional who fully
understands the entire process, and can align it
with the Client’s objectives.
